Koeppel Rosen LLC (KR), a property management company with dozens of buildings across New York City,
chose to improve security throughout its portfolio. They wanted to ensure their tenants were comfortable with
the perimeter security provided at the buildings; namely limiting access to the buildings as well as specific floors
within the buildings. Without access control, anyone who got past the front desk was a potential security risk to

reputations to maintain, and compliance requirements. Securing private elevators and suites is more than just
a checkbox for the corporate security officers KR deal with. Corporate tenants prefer to lease properties where
they are confident the property manager, or building owner, has taken appropriate steps to safeguard them.
Koeppel Rosen takes its security responsibilities seriously. They see the value of security and how it attracts
“blue-chip” tenants. Traditionally, KR’s properties used a variety of access control systems; however, nothing they
inherited from previous owners or installed themselves had achieved the level of security some tenants required.

At Koeppel Rosen’s flagship property, 902 Broadway, the management team inherited an Elevator Distributed
Dispatch system (EDD). This system was put in place to ease elevator traffic, especially during the rush hours.
The EDD system was a great success and did its job of managing elevator traffic. However, there was a flaw;
it was possible someone could slip past the lobby guard, select a floor at an EDD kiosk, and be automatically
directed to an elevator that would obligingly take them up to that floor. KR was also concerned about what
would happen to elevator traffic should the EDD system fail. These were all security risks KR wanted to mitigate.
The team at Sabre was approached to assist in developing the right solution for this important business need.
Solution and Outcome
After discussing what was required with the Koeppel Rosen team, Sabre proposed implementing the SabreVault
Access Control system, powered by Brivo.
With this system, property managers and building security have more control over card-keys, elevators and
visitor passes. In fact, KR was able to centralize some access control functions at their head office; allowing
them greater control of their property portfolio security.
At 902 Broadway, the SabreVault access control and EDD systems were integrated, and proximity card readers
were installed at each EDD kiosk. To allow both these systems to talk to each other, the Brivo open API was
used and the services of BraXos were sought to write the intricate code required for integration.
To manage the risk of EDD system failure, a supplementary SabreVault system was added to take over the
operation of elevator access (via proximity cards in each elevator car) should a failure occur.
At 15 other buildings in the KR portfolio, SabreVault access was employed at the main entrances and, in most
instances, passenger elevators, protecting approximately 2.3 million square feet of New York real estate.

Sabre Integrated Keeping Private Schools Secure
At one of the most prestigious private independent schools in New York City, with a strong reputation and a long list of successful and notable alumni, the security of Students, Staff, and Campus are top priorities.
With approximately 1700 K-12 students and 325 faculty and staff spread across two campuses, keeping everyone safe and secure is the responsibility of David, the Director of Security and Safety.
Before joining this prestigious school in 2016, David, retired NYPD, worked as a security chief in the aerospace industry. In that role, he worked alongside some of the Sabre Integrated team, including the CEO, Clifford Franklin.
When David was recruited, one of his first actions was to bring onboard the team at Sabre, after seeing them in action in his previous role.
In 2016, the board and managers at the school realized it was somewhat behind peer schools, other independent private schools across New York when it came to CCTV and security systems. They already had a video surveillance system, although it was antiquated and no longer fit-for-purpose.

In private schools with urban campuses, risk factors are higher, making access control and 24/7 secure video surveillance a necessity for keeping everyone safe. David had encountered too many CCTV and access control companies that failed to deliver. In his experience with Sabre, he knew that they could provide the right solution.
Sabre listened to the security challenges the school management were facing, then designed an integrated system that had an element of traditional as well as a cloud-based security system that covered far more ground than the previous set-up, keeping students and staff safe across the Manhattan and Bronx campuses.
Solutions installed across the facilities include IndigoVision video security, incorporating high-definition cameras and video management control center, SabreVault powered by Brivo, for cloud-based access control. This includes ongoing monitoring, maintenance, training and support for the team David leads. Sabre is an integral part of the security apparatus across the school.

Sabre’s team of technicians had to obtain Transportation Workers Identification Credential (TWIC) certifications to allow them to work near oil tankers which complied with Coast Guard guidelines.

County College of Morris is a community college located in New Jersey.
